    • Debt Partners - Debt partners act like a bank. They lend capital, we do the work, they earn a fixed interest rate (delivered as passive income).

    • Equity Partners - Equity partners own a share of the deal. Their returns grow with the property's success. They benefit from cash flow and appreciation.

  • Investor capital may be secured in a variety of ways, including:

    • Mortgage – The investment is secured by a lien on the physical property.

    • Personal Guarantee – The sponsor personally backs the investment with their own assets.

    Specific terms vary by deal structure and investor preferences.
